A private agreement between co-tenants covering rent splitting, chores, guests, and what happens if someone moves out early — separate from, and secondary to, the actual lease.
A roommate agreement is a private contract between roommates and does not modify or replace the lease with the landlord, or change any individual roommate's legal obligations under that lease. This is a general template, not legal advice. Confirm how joint liability works under your specific lease before relying on this document.

Treating this as a substitute for being on the lease
This is the single biggest misunderstanding with roommate agreements — being party to this document does not create or remove legal responsibility to the landlord. That's determined entirely by who's actually named on the lease itself.
No clear process for a roommate leaving early
Without a documented process (notice period, replacement search, financial responsibility among roommates), one roommate leaving mid-lease can turn into a messy, undocumented dispute over money and responsibilities.
Vague expense-splitting
'We'll just split things fairly' sounds reasonable until a disagreement happens — spelling out exact percentages or dollar amounts up front avoids most of these disputes.
Missing signatures
An agreement only some roommates actually sign carries much less weight if there's ever a disagreement — get everyone's signature before anyone moves in.
Silent on guest or subletting policy
If this agreement doesn't address guests or subletting, and the actual lease has restrictions on either, roommates can end up in a policy conflicting with what the landlord actually allows.
Assuming it's legally enforceable the same way a lease is
While a roommate agreement can be treated as a binding private contract between the roommates under general contract law, it doesn't carry the same landlord-tenant legal protections or remedies as the lease itself.
